Conveyancing Fees in Queensland: What You’ll Pay and What’s Included
One of the costs involved with buying or selling property in Queensland is conveyancing. There can be confusion around how much the fees should be and exactly what they cover.
There’s no set fee in Queensland for conveyancing and different operators have different ways of charging and providing service. Here’s what the fees may cover, when you may pay extra and what is usually included:
Conveyancing fees: Five things to check in your quote
- Make sure conveyancing fees are clear on exactly what’s included.
- Check whether the fees include GST.
- Check which searches and settlement tasks are covered.
- Find out what falls outside a fixed fee and what may cost extra.
- Ask for an estimate of the total you’ll end up paying before you commit.

What do conveyancing fees in Queensland include?
The baseline professional fee a conveyancer charges covers the legal work of a property exchange, within the agreed scope.
If you're buying a place, that might include advice on the contract, keeping an eye on conditions and deadlines, reviewing searches, preparing transfer documents and managing the legal and financial steps required for settlement.
Support to sell usually involves preparing the contract, disclosure and sorting out the mortgage discharge.
Ask for confirmation of what’s included, and whether special conditions cost extra. A cheaper quote might only cover the basics but not extras, so compare what you're getting as well as the price. Some cheaper services are all done online, with no consultation with a human being. This list of questions to ask a conveyancing solicitor is a helpful starting point.
Disbursements may be charged separately
The term disbursement refers to the costs paid to other organisations on your behalf. This may include title and council searches, body corporate information where relevant, registration charges and fees for PEXA, which is a digital tool used to support the settlement process.
The cost of council searches varies depending on where the property is and what type of search you need. Accessing body corporate records or extra title documents can also add to the bill when you’re buying a place.
Your conveyancer quote should explain whether these fees are included as part of your service or if additional charges will apply.
Other property purchasing fees in Queensland
When you buy a property, you’ll have title registration and transfer duty to cover as well as the cost of the home and your conveyancer’s services.
For an ordinary title registration of one freehold lot in Queensland, the base lodgement fee (as of October 2026) is $248.04. If the price is over $180,000, add $46.56 for every $10,000 (or part of $10,000) above that.
A $600,000 transfer works out to $2,203.56 under that calculation: $248.04 plus 42 lots of $46.56. Keep in mind that’s just the transfer registration charge. It doesn’t include legal fees, other lodgements, searches, platform fees or duty.
Transfer duty (also called stamp duty) is calculated based on the value of the property and is an additional cost outside of your conveyancer’s fees. The following is an indication of what you may pay based on purchase price:
- $75,001 – $540,000: $1,050 plus $3.50 per $100 over $75,000
- $540,001 – $1,000,000: $17,325 plus $4.50 per $100 over $540,000
- Over $1,000,000: $38,025 plus $5.75 per $100 over $1,000,000
Fixed fees, hourly rates and the extras to watch for
A fixed fee from a conveyancer gives you certainty for a defined scope of work. It may not cover additional negotiations, unusual title issues, disputes, extensions or extra work if settlement falls over, so confirm with your provider what will happen if the requirements fall out of scope.
Hourly pricing means you pay for the time spent. Ask who'll be doing the work, what they charge and what the likely total is.
